Property Tax Exemptions



The San Diego County Assessor/Records/County Clerk office offers both a Guide to Property Tax Savings and a complimentary Property Title Fraud Alert Program, helping you protect your property and save on taxes.
Homeowners’ Exemption

The Homeowners’ Exemption provides for savings on your property taxes when you file this form and declare that your property is your primary residence. The one-time filing is valid for as long as you own and occupy the property as your primary residence.

If you have already filed for and are receiving this exemption, it will be reflected in the upper right hand corner under “exemptions” with a reduction of $7,000 of assessed value.

Disaster Relief Tax Saving Programs - (Applies To Damages of $10,000 Or More)

If you own a home, business, boat or plane and it is damaged or destroyed by a disaster such as fire, earthquake, or flood, then you may be eligible for property tax relief.
An application for property tax relief must be filed within 12 months from the date the damage occurred.

Senior & Family Transfer Property Tax Savings

Proposition 19 allows Homeowners 55 years of age or older the ability to transfer their Proposition 13 assessed value from their current primary residence to a replacement primary residence when certain conditions are met. This 55+ benefit can provide relief by allowing homeowners to upgrade their lifestyle in a new home without increasing their property taxes.

Parent to Child/Grandparent to Grandchild Transfers

Proposition 19 allows for a primary residence and its low Proposition 13 assessed value to be transferred between parents and children or grandparents to grandchildren (when the parents are deceased) up to a statutory limit, for as long as the property remains the primary residence of the qualified beneficiaries. The beneficiaries have one year from the date of transfer or the date of death to file the required Intergenerational Exclusion related paperwork to be considered a timely filing and to preserve the lower property taxes.

100% Disabled Veterans Property Tax Savings

United States military Veterans with a 100% VA disability or unemployability rating due to a service-connected injury, or their unmarried surviving spouse , may be eligible for property tax savings on their primary residence. It requires a one-time filing as long as the home remains a primary residence. The County’s quick and easy filing process takes about 15 minutes and requires the VA rating letter and DD2-14 to qualify for the exemption.
If you are already receiving your Disabled Veterans Exemption, it will be reflected on your property tax bill in the upper right had corner of your tax bill under the section entitled “Exemptions” with a reduction listed as “Other”.
